FLEXIBLE TERMS APPEAL TO START-UPS AND BRING EARLY SUCCESS AT REFURBISHED INDUSTRIAL AND TRADE COUNTER SCHEME

Trevellyan Developments Limited, represented by Wadham & Isherwood and Clare & Co, has let two properties, to small businesses, at the newly refurbished Bridge Trade & Industrial Park, Bridge Road, Camberley, Surrey.

The transactions mark a milestone for the 30,000 sq ft (2,787 sq m) industrial development which has been fully refurbished since it became vacant last year, when the former occupier, which occupied all seven properties, closed with the loss of local jobs. The refurbished self-contained, traditional style, properties lend themselves to a number of manufacturing and engineering uses, including motor trade use.

Building 4 has been taken by Big Bear Clothing, who specialise in Embroidery and Printed garments. The 843 sq ft (78 sq m) property has been taken on a three-year lease at an annual rent of £6.75 per sq ft. The property will be used by Big Bear Clothing to expand its business which was formed in 2002, having grown out of its previous accommodation in Alfold, Surrey.

Anthony Potter of Big Bear Clothing says: "As a business providing embroidered and printed garments to the promotional, retail, sportswear and corporate clothing sectors, our expansion plans required a cost effective and affordable property, which could help us keep our prices down and stay competitive in our industry. Easy access to the motorway network will allow us to build a new client base in the local and surrounding areas, as well as keep our existing client base fulfilled which is spread all over the UK. Bridge Road fulfilled our requirement - with the added benefit of a skilled workforce in the immediate area."

At the same time Building 1, a 1,896 sq ft (176 sq m) industrial property, has been taken by a private start-up business, on a three-year lease at an annual rent of £12,000 (£6.32 per sq ft).

Geoff Reeve, of joint agent Wadham & Isherwood, says: "The Bridge Road area is long established as a location suitable for traditional manufacturing and engineering companies. There is already a cluster of motor trade related users in the immediate area and we expect the refurbished accommodation will appeal to similar users who require affordable and hassle free properties of this nature".
