McPHAILS’ LAMRON DEVELOPMENTS TO BUILD UPON SUCCESS OF HAMPSHIRE INDUSTRIAL SCHEME
Malcolm McPhails’ Lamron Developments Ltd is planning further development activity following the success of its Riverside industrial and distribution scheme at Omega Park in Hampshire.

Advised by Wadham & Isherwood and Hurst Warne, Lamron Developments has let or sold 93% of the 36,000 sq ft (3,344 sq m) scheme in Alton, with the last remaining unit in solicitor’s hands. The units, ranging in sizes from 817 sq ft to 9,222 sq ft (76 to 857 sq m) and were brought to the market in 2009. Rents of up to £9 per sq ft and sale prices equating to £133 per sq ft having been achieved, with occupiers including PM Asset Management, Reheat International, Top Print and GBM Plating Services.
McPhail says: “The success of the Riverside scheme, during one of the worst recessions on record, has confirmed the importance of our approach to development - providing high-quality, yet affordable, buildings that satisfy the occupational demands of business occupiers. The strength of demand for such properties and the extreme shortage of supply of new stock at this point in the development cycle suggests that the time is now right to push forward with schemes that will provide businesses and entrepreneurs, outside of central London, with the properties they will need as the national economy recovers.
He adds: “It is our belief that the property and construction industries should be at the vanguard of the UK’s economic recovery and the time is now right to do what we do best – provide occupiers with first rate business environments and institutions with top quality investment opportunities constructed to a highly sustainable specification and with a high emphasis on maximising renewable energy.”
Lamron Developments has been expanding its investment and development portfolio during the property market downturn and has just completed a 30,000sqft VG BREEAM rated office building for Possfund Custodian Trustee Ltd at Frimley Business Park - pre-let to Genesys Telecommunication.
Later this year Lamron will launch Kings Court to the market, its 42,394 sq ft (3,940 sq m) seven storey office scheme in Woking. The scheme is targeting excellent BREEAM rating with over 50% renewable energy.
In addition, planning consent has just been obtained by Lamron for its XEN project in Marlow – a 100,000 sq ft HQ office building with innovative green roof and other highly sustainable design features set in a 40 acres parkland location with River Thames frontage.
Lamron also has a number of other retail, office and hotel developments at different stages in the planning process which should feature in its development pipeline for 2011/12.
