ELEVEN ACRE CHATHAM DOCKS BERTH BROUGHT TO THE MARKET
8 January 2010
Peel Land and Property has instructed Chesterton Humberts to market an 11.02 acre (4.46 hectare) site at Chatham Docks, Kent offering a dockside berth with warehouse and office space totalling 188,942 sq ft (17,753 sq m).
Available to let, Berth 8 Chatham Docks comprises a 100,000 sq ft (9,290 sq m) high-bay warehouse with a 2.9 acre (1.17 hectare) open storage yard, a 3,500 sq ft (325 sq m) detached HQ office building and 80,000 sq ft (7,432 sq m) of further buildings including additional warehousing, workshops, offices and a staff canteen.
The site has exclusive use of a 603 ft (184m) quay with a Ro-Ro (Roll-on Roll-off) ramp providing access for ships up to 475 ft (145m) long and 82 ft (25m) wide and a minimum draft of 26 ft (8m). As well as sea access, the dockyard has good road access via the M2, M20 and M25 and a direct rail link for cargo.
Craig Powell of Chesterton Humberts comments: “It is rare that sites like this come to the market and this one has a many desirable features including exclusive use of the quay and direct rail access within the UK, fitting with the Government’s move to encourage the reduction in heavy goods vehicle journeys. Further to this, the close proximity to the Channel Tunnel offers the potential of rail access to Europe.
“The property would best suit a single tenant, however offers will be considered for combinations of the buildings. We expect a lot of interest in this property. ”
